The hotel
Montecarmo12 is an adults-only hotel with just ten rooms, tucked into a short lane west of the Príncipe Real garden. Bedrooms range from about 29 to 37 m², giving even the smallest more space than many rooms in central Lisbon. Each has a minibar, safe and television set up for streaming, while selected rooms add a terrace or broader views across the city and towards the Tagus. A sitting room and patio provide somewhere to read, work or have a drink beyond the bedroom.
Breakfast is prepared to order at The Table and is entirely vegetarian. Later in the day, the same space serves afternoon tea and sharing boards, but it does not operate as a full-service restaurant. Check-in is digital and guests enter their rooms without a physical key. Complete the process before travelling so that access is ready when you arrive. This is a quiet, design-led place centred on spacious bedrooms and personal attention, not a long list of facilities. Children are not accepted, and tea and coffee making facilities are not provided in every room, so check what is included with the room before booking.

Before you book
Guests talk most about the made-to-order breakfast, spacious bedrooms and calm interiors. With only ten rooms, the team can offer close personal attention. This remains a very small hotel: it accepts adults only, has no full-service restaurant and relies on digital access. Terraces and wide city or river views belong to selected rooms, while tea and coffee making facilities are not standard throughout. Read the room details before deciding whether an upgrade is worthwhile.
